Things to do before the tenancy
It is essential that the new tenancy proceeds as smoothly as possible and there are a few things which we do to help get things off to a good start, these include:
- Having all of the meters read prior to the new tenant arriving.
- Ensuring that all previous utility bills are settled, or at least making sure that the Landlord does not become liable.
- Informing the local authorities of the new tenancy.
- Ensuring there is a known forwarding address for the old tenant so that correspondence can be dealt with.
- Making sure that all services to the property are working and safe. In particular:
- Checking electrical items/fixtures for wear and damage, including PAT testing
- Servicing all gas appliances and obtain a Landlord Certificate from a Gas Safe registered fitter for each appliance
We also recommend that smoke detectors are fitted and kept in good working order. Carbon monoxide alarms should be fitted close to all gas appliances.
